Get Quality Rolex Replica Watches At Low Prices
Rolex has long ceased to be a simple tool that allows you to know the time of day. Other accessories you can think of is a direct representation of yourself, your fashion sense. Authentic Design Replica Watches have a very long history, some well-known models are patented for the first time a hundred years ago or more. Thus far the selling price rise is directly proportional to the fame of the designer watches. Top designers now sell these remarkable, long time tested, fashionable watches with tens and hundreds of thousands of dollars that makes them reach for most of us.
However, there is an alternative solution is expensive to buy Swiss Replica Watches directly from authorized dealers. Problems with the authorized dealers is that they can not sell them permanently Rolex directly from their stores so that they can not trade them on the Internet and they can not deviate too far away from the price of the design. With Rolex Replica you can get it at a much cheaper price and the quality of the watches is still good and can count on.

The Real Estate Business
Among several other qualities, the trust that this Lafayette Colorado realtor provides is unimaginable. This is the most important quality that most common people want in a real estate broker. However, it is impossible to find out whether a realtor is trustworthy or not; the best way to find it out is to discuss with that realtor’s previous customers and by studying about that real estate broker. When any person comes to Andre Mazur for any type of house transaction deals, he may not worry about his trustworthiness. This Lafayette realtor has been in the real estate business for 13 long years; this easily mentions his trustworthiness to the clients. He has been able to work for such a long time because people trust him and seek his help in any type of house transaction deals. The excellent service that he has provided continuously for this long period of time has earned him huge popularity and success.
This Lafayette Colorado realtor operates only in Colorado; outsiders cannot get the facilities of this real estate broker. People from other parts of United States have to hire any other real estate broker company for dealing with their house transactions. They should search a lot and gather adequate information about the real estate broker they are going to hire. All the real estate brokers that one sees are not like Andre Mazur, they may not provide the facilities that this Lafayette realtor provides. But, there is nothing that can be done; a real estate broker must be hired for the house transaction deals otherwise people may lose a lot of money behind an inappropriate house or may not get the right amount of money for a house when they sell one. Nowadays, no one gets involved in buying or selling houses without involving a good and efficient real estate broker. Everyone knows that such ignorance to the real estate brokers can cost them a lot of money. So people spend lot of time to find the best real estate broker of the region to make their house transaction deals successful.
Weekend in Brewerytown!
North 28 on the Web
A great new Philadelphia real estate blog, is Naked Philly. Recently they came out to visit the North 28 site to check on our progress. We have dug and cut the perimeter outline of the building, and the next steps are to pour the footing for the foundation. Next will come the site utilities, the foundation walls, and lastly the modular boxes arrive. Check out some photos below!
North28 Construction Update - SITE WORK HAS BEGUN!

We are very pleased to announce that site work started this week at North28 at 1238 N. 28th Street in Brewerytown.
This week the site work contractors cleared all trash off the site, cut down the trees (and large weeds) and are hauling all the debris away.
Next week they will start to dig for the foundations.
Here are some photos and a video. Stay tuned for more updates.
Is Brewerytown Getting a Supermarket? (it sure looks like it)

Anyone who has spent time in the Brewerytown and Fairmount neighborhoods, is aware of the community's longstanding desire to replace the Pathmark supermarket which closed over 15 years ago. There have been several false starts and rumors since then, but nothing was ever serious. However, that is all about to change. We attended a community meeting last night hosted by Councilman Darrell Clarke, State Rep Michelle Brownlee and Councilman Bill Greenlee, the topic of which was a new proposal to build a supermarket at 31st and Girard opening in July 2012.
Representatives of the developer and the supermarket operator, Bottom Dollar, were on hand to present their plan for an 18,000 SF supermarket offering fresh produce and meats, along with national brands like Heinz Ketchup, etc. Bottom Dollar is owned by Food Lion, which is in turn owned by a a Belgian company the Delhaize Group - so this is no fly-by-night operation.
Now, I know you hear the name Bottom Dollar and think that it is the Wal Mart of supermarkets. However, they seem to have a chip on their shoulder about the name. Check out the following quote from their website:
Don’t let the name fool you. Although Bottom Dollar Food may sound like a typical discount store, we refuse to act like one! Yes, we do have food prices that kick bottom. In fact, we have the lowest prices in town. Guaranteed! To prove it, we promise to beat any competitive like item – just see the store manager for details. But Bottom Dollar Food is much more than a pretty price.
Bottom Dollar Food is also a great environment where you’ll find quality meat, fresh produce, a wide array of national brands as well as some quality private brands. In short, we have everything you would expect from a grocery store – only a whole lot cheaper!
So, to our ears this all sounds great. The possibility of walking to a grocery store instead of driving is fantastic. By no means do we believe this is a 100% done deal, as the developer is requesting subsidies from the City and/ or state. But there is a lot of momentum behind this project and, based upon our behind the scenes intelligence gathering, we are feeling very good about its chances of success.
A Farm for Brewerytown

I am sure most people have heard bits and pieces about the Marathon Farm coming to Brewerytown. Well, last night we attended a very well attended public meeting regarding this project at the Greater Brewerytown CDC, and learned so many details that our mind is spinning! Marathon Grill owner Cary Borish spoke first, and he focused on his restaurant's motivations in backing this project.
I think there's an extremely positive movement going on in the Philadelphia region of people being more thoughtful about what they are putting in their bodies and the impact that it's having on the environment," says Borish. "I think it's extremely important, and it feels great to be a part of it.He also spoke about how he does not wants this to be a farm that happens to be located in Brewerytown, but rather that it be Brewerytown's farm. Lastly, he emphasized that the farm will be a physically beautiful space.
Following up on that point, Patrick Dunn spoke about the many many programs and classes he is planning, including food preservation, cooking healthy on a budget, composting, rain water collection, youth programs, general gardening, bee keeping and so many more. In this task he was helped by the multiple suggestions from the neighborhood residents who attended.
The audience was also very excited by the plans for community spaces. There will both a pocket park for the community to use, as well as dedicated community garden plots. We have a copy of the application for the community plots, so anyone who is interested can email us for a copy.
Given that they are doing so much for our community, we should all return the favor by coming out to volunteer for their construction.
Long story short, this farm is going to be amazing for Brewerytown, and anyone living here will be gaining an incredible neighbor!

The application will be made, and the permit should be in hand within two weeks. We can't wait to break ground, and will continue to keep everybody in the loop. Color Wheel Bike Studio Opening in Brewerytown!!

MMPartners is very pleased to announce that Color Wheel Bike Studio will be opening it's first retail store at 2711 West Girard Avenue in Brewerytown. Flying Kite Media Story on North28 - MMPartner's New Residential Project in Brewerytown
Regardless of whether or not you believe that the current real estate crisis is finally coming to a close, the fact remains that there will probably always be neighborhoods in Philadelphia that are optimally ripe for renewal. According to Jacob Roller of MM Partners LLC, a real estate development and management company with offices on West Girard Avenue, Brewerytown may very well the next ideal neighborhood in line for something of an aesthetic and cultural transformation.
Already, MM Partners has been responsible for bringing an outpost of the local Mugshots CoffeeHouse & Cafe chain to Brewerytown; they've also rehabbed countless residential and retail properties up and down the main drag of West Girard. The company's current residential project, however, is its most ambitious yet in the neighborhood.
Known as North 28, and located just north of the Fairmount neighborhood at 1238 North 28th Street, the project is a "15 unit building with 15 gated parking spaces," according to the MM Partners website. It's also the first residential development to be built north of Girard in the past five years; the last was the Westrum Development Company's 144-unit Brewerytown Square project. Interestingly enough, North 28 is being built as a modular construction project, and the units have been approved for both sale and rental.
But as Roller explains it, the focus of his company, which he co-owns with business partner David Waxman, doesn't actually begin and end with residential construction. Rather, it's concerned with the overall revival of the Brewerytown neighborhood because, as Roller says, "We think retail drives residential growth."
The company plans to break ground on the 14,500 square-foot lot where North 28 will sit in roughly a month or two. Rental units, which will run from $900 to $1,450 per month, should be available for viewing this May.

MMPartners Painted Sign of the Day - What is this all about?

As some people may have seen on the MMPartners Facebook page, we have been posting photos of old painted signs and asking people to guess where they are. We figured it made sense to give a little background on why we like these painted signs so much, so here goes:
In this era of globalization where the majority of products we buy are made halfway around the world it's interesting to reflect back on the early and middle part of the twentieth century when most products were made locally in urban factories.
These factories were located in the urban core of American cities such as Philadelphia, New York, LA, San Francisco, Baltimore, Boston, Cleveland and Detroit (to name just a few). These factories typically operated out of multi-story loft warehouses. Quite often these factories and the products they produced served as a great source of pride for the city, its citizens and most importantly the work force that produced the goods. This arrangement created a bond between the consumer and the products that they purchased and used. Most importantly these factories/companies were economic generators for the city they were located in creating jobs and generating taxes both of which contributed to making cities vibrant and successful. Many of these factories employed multiple generations of families working together, thus creating a bond with the employees, the owners and the city at large.
These buildings not only served as the factories where these goods were produced, but they were quite literally the companies’ identity. Most of these factories would have large hand painted advertisements for the company painted directly on their buildings, or the exterior wall space would be rented to other advertisers, usually other local companies.
Toward the latter half of the 20th century as manufacturing shifted from a manual labor centric process to an automated process these buildings could no longer accommodate the new automated manufacturing equipment required in order for these companies to stay competitive and thus these buildings became obsolete. Most of these companies were either forced to move to the suburbs into large modern one story manufacturing and distribution facilities, move manufacturing overseas to low cost producers or they simply went out of business as they could no longer remain competitive. Once these factories began leaving the urban core most of the buildings were left vacant due to their obsolescence. It was the movement of these factories out of city combined with the suburbanization of this country that were the main catalysts for the downfall of cities in this country from 1950s to the early 1990s.
Today, this country is experiencing a re-urbanization with cities from coast to coast undergoing a renaissance which first took root in the early-to-mid part of the 1990s. There is renewed interest in downtown living from all types of people ranging from young professionals to empty nesters and ironically they all share one thing in common: their new home of choice is often a loft. I say ironically because these lofts are housed in the same buildings where factories once existed that were the original economic and social drivers of cities. Today it’s the adaptive re-use of these same factories that is once again driving the growth of cities and making them desirable places to live, work and play.
Anyone who has ever spent time walking around some of the older cities in this country surely has looked up and noticed faded advertisements painted on the side or fronts of early 20th century loft buildings. Now instead of being factories these same buildings are high end homes or offices for companies that create a different kind of product such as software, content or other creative endeavors.
As real estate developers specializing in urban redevelopment we love these signs because they illustrate the story of what once drove the seemingly endless growth of American industrial power in the early 20th century and the urban places these factories were located in followed by the subsequent downfall of cities as the first stages of globalization began. Today these same buildings tell the story of the re-emergence of cities and as history always repeats itself, bringing businesses and residents back to cities is what will drive the continued rebirth of cities.
We hope everyone enjoys these photos and if you keep an eye out when wandering around your favorite city you will be amazed at how many of these signs still exist.
Sixth Straight Year of Population Gains for Philadelphia
This is a bullish sign for Philadelphia and urban places on the whole. More people are choosing to live in cities and we will see this trend continuing for some time as this country re-urbanizes.
Record Numbers Of College Graduates Moving Back In With Parents
If you look at our grandparents generation who lived through the Great Depression they saved, didn't really use credit cards and basically lived within their means. Hopefully we are seeing a renewal of these values.
This does pose an interesting question for housing, particularly rental housing in cities where many college graduates congregate. Will this trend create pent up demand? Will it create demand for new types of housing? Only Time will tell.
Portland Taking Interesting Approach To Creating Walkable Sustainable Neightborhoods
It would seem Philadelphia is extremely well positioned to leverage this concept as it's a city of neighborhoods. It would be interesting to see this concept made part of the Greenworks Initiative or some other program(s).
New Report Shows More People Walking and Biking
From 1990 to 2009, the number of trips taken on foot more than doubled from 18 billion to 42.5 billion. Similarly, the number of bike trips increased from 1.7 billion to 4 billion.
This is a very good sign as it shows people are becoming less dependent on cars. And if you have read some of our other posts which show younger people are shunning cars and a re-urbanization both bode well for these figures to continue to increase. The benefits are obvious in terms of impact on the environment and wellness (obesity). It will be interesting to keep an eye on this trend in the future.
We know most of our tenants in Brewerytown have bikes, use public transit and walk a lot and most of them are young (under 30).
