There have been several false starts and rumors since then, but nothing was ever serious. However, that is all about to change. We attended a community meeting last night hosted by Councilman <a href="http://www.phila.gov/citycouncil/DarrellClarke.html">Darrell Clarke</a>, State Rep <a href="http://www.pahouse.com/Brownlee/">Michelle Brownlee</a> and Councilman <a href="http://www.phila.gov/citycouncil/greenlee/index.htm">Bill Greenlee</a>, the topic of which was a new proposal to build a supermarket at 31st and Girard opening in July 2012.<br /><br />Representatives of the developer and the supermarket operator, <a href="http://www.yelp.com/biz/bottom-dollar-food-gaithersburg">Bottom Dollar, </a>were on hand to present their plan for an 18,000 SF supermarket offering fresh produce and meats, along with national brands like Heinz Ketchup, etc. Bottom Dollar is owned by <a href="http://en.wikipedia.org/wiki/Food_Lion">Food Lion</a>, which is in turn owned by a a Belgian company the <a href="http://en.wikipedia.org/wiki/Delhaize_Group">Delhaize Group</a> - so this is no fly-by-night operation.<br /><br />Now, I know you hear the name Bottom Dollar and think that it is the Wal Mart of supermarkets. However, they seem to have a chip on their shoulder about the name. Well, last night we attended a very well attended public meeting regarding this project at the Greater Brewerytown CDC, and learned so many details that our mind is spinning! <a href="http://www.eatmarathon.com/">Marathon Grill</a> owner Cary Borish spoke first, and he focused on his restaurant's motivations in backing this project. <a href="http://www.citysbest.com/philadelphia/news/2011/03/10/marathon-farm-breaks-ground-in-brewerytown/"></a><blockquote><a href="http://www.citysbest.com/philadelphia/news/2011/03/10/marathon-farm-breaks-ground-in-brewerytown/">I think there's an extremely positive movement</a> going on in the Philadelphia region of people being more thoughtful about what they are putting in their bodies and the impact that it's having on the environment," says Borish. "I think it's extremely important, and it feels great to be a part of it. </blockquote>He also spoke about how he does not wants this to be a farm that happens to be located in Brewerytown, but rather that it be Brewerytown's farm. Lastly, he emphasized that the farm will be a physically beautiful space.<br /><br />Following up on that point, Patrick Dunn spoke about the many many programs and classes he is planning, including food preservation, cooking healthy on a budget, composting, rain water collection, youth programs, general gardening, bee keeping and so many more. In this task he was helped by the multiple suggestions from the neighborhood residents who attended.<br /><br />The audience was also very excited by the plans for community spaces. There will both a pocket park for the community to use, as well as dedicated community garden plots. According to Jacob Roller of MM Partners LLC, a real estate development and management company with offices on West Girard Avenue, Brewerytown may very well the next ideal neighborhood in line for something of an aesthetic and cultural transformation.<br /><br />Already, MM Partners has been responsible for bringing an outpost of the local Mugshots CoffeeHouse & Cafe chain to Brewerytown; they've also rehabbed countless residential and retail properties up and down the main drag of West Girard. The company's current residential project, however, is its most ambitious yet in the neighborhood.<br /><br />Known as North 28, and located just north of the Fairmount neighborhood at 1238 North 28th Street, the project is a "15 unit building with 15 gated parking spaces," according to the MM Partners website. It's also the first residential development to be built north of Girard in the past five years; the last was the Westrum Development Company's 144-unit Brewerytown Square project. Interestingly enough, North 28 is being built as a modular construction project, and the units have been approved for both sale and rental.<br /><br />But as Roller explains it, the focus of his company, which he co-owns with business partner David Waxman, doesn't actually begin and end with residential construction. Rather, it's concerned with the overall revival of the Brewerytown neighborhood because, as Roller says, "We think retail drives residential growth."<br /><br />The company plans to break ground on the 14,500 square-foot lot where North 28 will sit in roughly a month or two. We figured it made sense to give a little background on why we like these painted signs so much, so here goes:<br /><br />In this era of globalization where the majority of products we buy are made halfway around the world it's interesting to reflect back on the early and middle part of the twentieth century when most products were made locally in urban factories. <br /><br />These factories were located in the urban core of American cities such as Philadelphia, New York, LA, San Francisco, Baltimore, Boston, Cleveland and Detroit (to name just a few). These factories typically operated out of multi-story loft warehouses. Quite often these factories and the products they produced served as a great source of pride for the city, its citizens and most importantly the work force that produced the goods. This arrangement created a bond between the consumer and the products that they purchased and used. Most importantly these factories/companies were economic generators for the city they were located in creating jobs and generating taxes both of which contributed to making cities vibrant and successful. Many of these factories employed multiple generations of families working together, thus creating a bond with the employees, the owners and the city at large. <br /><br />These buildings not only served as the factories where these goods were produced, but they were quite literally the companies’ identity. Most of these factories would have large hand painted advertisements for the company painted directly on their buildings, or the exterior wall space would be rented to other advertisers, usually other local companies.<br /><br />Toward the latter half of the 20th century as manufacturing shifted from a manual labor centric process to an automated process these buildings could no longer accommodate the new automated manufacturing equipment required in order for these companies to stay competitive and thus these buildings became obsolete. Most of these companies were either forced to move to the suburbs into large modern one story manufacturing and distribution facilities, move manufacturing overseas to low cost producers or they simply went out of business as they could no longer remain competitive. Once these factories began leaving the urban core most of the buildings were left vacant due to their obsolescence. It was the movement of these factories out of city combined with the suburbanization of this country that were the main catalysts for the downfall of cities in this country from 1950s to the early 1990s.<br /><br />Today, this country is experiencing a re-urbanization with cities from coast to coast undergoing a renaissance which first took root in the early-to-mid part of the 1990s. There is renewed interest in downtown living from all types of people ranging from young professionals to empty nesters and ironically they all share one thing in common: their new home of choice is often a loft. I say ironically because these lofts are housed in the same buildings where factories once existed that were the original economic and social drivers of cities. Today it’s the adaptive re-use of these same factories that is once again driving the growth of cities and making them desirable places to live, work and play. <br /><br />Anyone who has ever spent time walking around some of the older cities in this country surely has looked up and noticed faded advertisements painted on the side or fronts of early 20th century loft buildings. Now instead of being factories these same buildings are high end homes or offices for companies that create a different kind of product such as software, content or other creative endeavors. <br /><br />As real estate developers specializing in urban redevelopment we love these signs because they illustrate the story of what once drove the seemingly endless growth of American industrial power in the early 20th century and the urban places these factories were located in followed by the subsequent downfall of cities as the first stages of globalization began. Over 7000 new residents moved to Philadelphia last year. While Philadelphia is still in 6th place as largest city in the US it marks a departure from projections that originally projected Philadelphia would be losing population. <br /><br />This is a bullish sign for Philadelphia and urban places on the whole. This got me to thinking is this due to not having a job or money? or being prudent and living at home to save up money or a combination of both? If it's being prudent I think this can be attributed to the younger generation witnessing first hand the "great recession," which has most certainly had a profound effect. <br /><br />If you look at our grandparents generation who lived through the Great Depression they saved, didn't really use credit cards and basically lived within their means. Hopefully we are seeing a renewal of these values. <br /><br />This does pose an interesting question for housing, particularly rental housing in cities where many college graduates congregate. Will this trend create pent up demand? Will it create demand for new types of housing? His definition of a 20 minute neighborhood is effectively a neighborhood where you can walk or bike to restaurants - they liken it to a "mixed use development." <br /><br />It would seem Philadelphia is extremely well positioned to leverage this concept as it's a city of neighborhoods. Similarly, the number of bike trips increased from 1.7 billion to 4 billion.</blockquote><br /><br />This is a very good sign as it shows people are becoming less dependent on cars. And if you have read some of our other posts which show <a href="http://mmpartners.blogspot.com/2010/06/cars-trending-down-bikes-trending-up.html">younger people are shunning cars</a> and a re-urbanization both bode well for these figures to continue to increase. The benefits are obvious in terms of impact on the environment and wellness (obesity).
